How do you come up with your offer?
We look at recent sales of comparable homes in your neighborhood, the condition of your property, and the cost of any repairs we'll be taking on. Our goal is a fair, transparent number — not a lowball. If you want to see the comps we pulled, we'll send them over.
Are there any fees or commissions?
None. We're not agents, so there are no commissions. We also cover standard closing costs. The offer you accept is the amount that hits your account.
Do I need to make repairs or clean?
No. We buy houses completely as-is. Leave whatever you don't want — furniture, appliances, even the stuff in the garage. We'll handle it.
How quickly can you close?
As fast as 10 days if that's what you need, or as far out as several months. You pick the date — we'll be ready.
Is there any obligation to accept the offer?
Zero. Getting an offer is 100% free. If the number doesn't work for you, walk away — no pressure, no follow-up spam.
What kinds of houses do you buy?
Single-family homes, condos, townhomes, duplexes, inherited properties, rentals with tenants, fire- or storm-damaged homes — pretty much anything with four walls and a roof.
Do I have to meet in person?
Not if you don't want to. We can do the entire property assessment over a quick video call. Closing can be handled remotely with a mobile notary.
Are you a legit company?
Yes. Opulence Properties, LLC is a licensed, BBB-accredited business with 500+ closed transactions and a decade of experience. Every seller gets a written offer and a closing at a reputable title company.
What if my house has tenants in it?
We buy tenant-occupied properties regularly. We'll handle the conversation with your tenants directly if that's helpful, or coordinate closing around their lease if it's easier for everyone.
What if I'm behind on my mortgage or facing foreclosure?
Call us sooner rather than later. We've helped many sellers in pre-foreclosure close before the auction date, and we know how to coordinate directly with lenders to make that happen.
Do you buy houses outside of Florida?
Yes. We're based in Florida but we buy nationwide, often through our partner network. Send us the address and we'll tell you if we're a fit.
How do I know the offer is fair?
We'll walk you through how we arrived at the number — comparable sales, estimated repair costs, and the margin we need to make the project work. You're also free to get a second opinion from an agent before deciding.
